Welcome to our Frequently Asked Questions page! We pulled together some of the most frequently asked questions from our past clients and compiled them all here. We tried to include everything we could think of, but if you have additional questions, issues or concerns, please get in touch by email or call/text and we’ll do our best to help out.

How long will the inspection take?

Our home inspections can be scheduled in as little as 24 – 48 hours, with nights and weekend appointments available.

We provide a thorough home inspection which typically takes anywhere from 2-4 hours to complete. We take our time to make sure our report covers the information you need to make informed decisions regarding your purchase.

How do I get my home inspection report?

Following your inspection you will receive a PDF copy of your completed inspection report to your email. Some clients ask that it be sent to their real estate agent for review, which we are happy to accommodate. This allows your agent to help advise you appropriately.

How much do your home inspections cost?

Pricing is based on several factors including square footage, location and age. Our inspection packages are offered for as little as $275, which includes the inspection of a home up to 1,500 sq. ft., as well as one detached garage. You will also receive a PDF copy of your professionally typed report along with applicable pictures.

We will provide your initial quote based on available public property information. Rarely, when we arrive at a home to complete an inspection, does the actual information vary from that available, but it can happen, and if it does, we would review that with you prior to starting the inspection.

Do you offer any other services?

Yes. We additionally offer pre-listing inspections as well as home check-ups, for as little as $200. When completing an inspection you may also choose to add on additional services, like lead paint checks. But, we’ll go over that before we start.

Do I need to attend the home inspection?

Our inspector prefers that you are present during the home inspection, however, it isn’t required. We get it, people are busy, and we try to accommodate with an approach that meets your needs. To help with this, we offer night and weekend appointments too. And don’t worry, if you are not able to attend the inspection, we additionally offer the alternative of a telephone review of the home inspection report.

Who inspects the home?

Inspection services from Cattaraugus Home Inspection are provided by Catherine “Katie” Ambuski, a licensed and insured New York State home inspector, with the assistance of her apprentice Erin Wilkinson.

What if I have questions about my home inspection report?

We are happy to answer any questions you have in regards to your report or the inspection in general. Many clients choose to share their home inspection report with their real estate agent, and they too are also welcome to contact the inspector to discuss the findings. When the home inspection is completed, we want you to feel as if you know your future home already. If something was missed, the inspector will return and re-inspect it at no cost for up to two weeks following the date of the inspection.
